JFK Terminal 8: American Airlines Completes $525M Two-Phase Transformation

Phase One: The $400M Infrastructure Expansion

American Airlines announced the Terminal 8 expansion in 2019, with groundbreaking in December of that year. The $400M investment, completed in November 2022, added five new widebody gates, four widebody parking positions, an expanded and upgraded baggage handling system, and approximately 130,000 square feet of new and refurbished space. Check-in lobby capacity increased by 25 per cent.

The primary operational change in Phase One was British Airways’ relocation from the ageing Terminal 7 on December 1, 2022. Iberia relocated the same day; Japan Airlines joined in May 2023.

Qatar Airways and Royal Jordanian were already operating from Terminal 8. Now, eight oneworld carriers operate from a single terminal at one of the United States’ busiest international gateways. Terminal 7’s departure from active use enabled its demolition and future replacement within the JFK master plan, where it will be integrated into the new Terminal 6 development.

Phase Two: The $125M Commercial Overhaul

In July 2023, the Port Authority, American Airlines, and URW Airports announced a $125M commercial redevelopment of Terminal 8. Construction began in May 2024 under T8 Innovation Partners, a joint venture led by URW Airports with Phoenix Infrastructure Group as equity partner.

The programme introduced more than 60 new dining, retail, duty-free, and experiential concepts across the terminal. The centrepiece is The Boroughs Food Hall, which includes the first Eataly and first Peach Palace by Momofuku in a North American airport.

Approximately 20 local New York and Queens-based brands are included alongside global operators. A 30 per cent minority, women, and local business enterprise (MWBE) participation target was set for the project.

In July 2025, ASUR, an airport operator primarily active across 16 airports in Mexico and Puerto Rico, signed an agreement to acquire URW Airports for $295M. The transaction closed on December 11, 2025, transferring control of the Terminal 8 commercial programme to ASUR.

The acquisition also provided ASUR with commercial concession rights at LAX and Chicago O’Hare Terminal 5. ASUR’s branding was present at the April 2026 grand opening, although the project had been conceived, contracted, and substantially constructed under URW.

Connecting Traffic and Network Logic

The commercial redevelopment completes a terminal that now handles a substantially larger and more complex traffic mix than it did prior to 2022. American Airlines carries more than 14 million passengers through New York City annually on over 240 daily flights to more than 95 destinations.

The oneworld colocation at T8 has a direct commercial function: BA passengers arriving at T8 connect to American’s domestic and regional network, 30-plus US, Caribbean, and Latin American destinations without a terminal change.

The same applies in reverse for outbound international passengers. This supports the AA-BA transatlantic joint business, which allows the two carriers to coordinate pricing, scheduling, and capacity on routes between North America and Europe.

Premium infrastructure within the terminal has been upgraded accordingly. Three British Airways lounges, Chelsea, Soho, and Greenwich, were added as part of Phase One, alongside a co-branded premium check-in area for concierge-class passengers.

America’s Flagship Lounge was also renovated. Combined lounge capacity across the terminal is now approximately 1,000 guests.

JFK’s Broader Redevelopment Context

Terminal 8 is the first completed terminal redevelopment in the Port Authority’s $19 billion overhaul of JFK, a programme that represents the largest airport transformation project in the United States.

The Port Authority is directly investing approximately $3.9 billion; the remainder is being financed through private airline and developer partnerships.

JFK is currently the sixth-busiest airport in the United States by passenger volume. The Port Authority has stated an ambition for JFK to become the busiest airport in the country upon completion of the full master plan. Other terminals are in various stages of planning and development.

The completion of Terminal 8 establishes a reference point for the operational model of the redeveloped JFK, a terminal focused on alliance consolidation, premium retail concessions, and expanded capacity for international widebody aircraft.
